Buying a house is a dream for many of us but the prices of real estate are constantly increasing and it is getting tougher for a common person to own a house, especially in big cities.
In big cities such as Mumbai, Bengaluru, etc, buying an independent house or villa is almost impossible for the majority of the people because of the high prices and most of them have to remain content with buying a flat. But the flats are also costly nowadays and even 1 BHK costs around Rs. 75 lakhs in Mumbai which is too much to pay for the space which is generally provided.
Usually a person feels that even if a flat is small in size, it should have a balcony where he can spend some quality time in open area with his family, sit there and enjoy snacks and tea with them but it seems that even demanding a balcony may make a dent in his pocket.
Currently a video is going viral in which a girl is showing a 2 BHK flat worth Rs. 75 lakhs but what is shocking is the carpet area of this flat. The flat has been constructed in the carpet area of 323 sq. ft. and it is in a 23-storey building situated in Kandivali East, Mumbai.
The girl tries to convince the audiences for buying the flat by saying, “this flat for those who dream of buying a 2 BHK flat but they have a budget of 1 BHK.” As the carpet area is just 323 sq. ft., the flat is obviously pretty small with bathrooms so tiny that it will be difficult to bath inside them. The two bedrooms have single beds and it is more like a railway compartment.
Here is the video which was posted by an online user with the caption, “2 BHK of a meager 323 sqft. Only in Mumbai. Yet this is not the smallest. A project by Xrbia at Ghatkopar had a 2 BHK in 295sqft. That’s why I say “If you can’t sell a home in Mumbai, you can’t sell a home anywhere in the world.”

The online users also reacted to this matter, while some were shocked to see such a small flat, few praised the builders for showing creativity and there were several others who stated that it is better to move out of Mumbai rather than spending hard-earned money on a matchbox.

Husband and wife can sleep in different bedrooms because only 1 person can sleep on that bed

Major reason of moving out of Bombay even if it means lesser opportunity. Can't put my hard earned money to buy a match box.

I would say it's the opposite

This is actually 1bhk.
Just small satisfaction for the buyer who buys it that he is having 2bhk.
Small room for privacy for kids/parents/relatives . Nothing more than that.Ppl do buy it keeping in mind that 1bhk will not help them in privacy

It can be done much better, beds need to be wall mounted so that there is lot of space during the day.
Absolutely love these compact spaces.— گریش Girish Mallya (@girishmallya) February 1, 2024
Looks like a caravan. Although such smart design in a 700 sqft+ will be truly amazing.

Looking at this flat was nauseating for me.

The only advantage that Xrbia project had was the connectivity of that location. And that too was surrounded by slums.
Curious to know has that project fared?— Sham (@sham_chandak) February 1, 2024
Can easily shave off a few dozen sqm.
Can keep the commode directly under the shower – waste of space there. No need for any walking area in the bedroom too. Rookie builder

Will you pay Rs. 75 lakhs for this flat?
